Non-monetary benefits to pre-fab versus site built

Designers/builders of pre-fab housing often talk about the cost benefits of  modular homes versus site built homes, but there are also some pretty great (and eco-friendly) non-monetary benefits to consider:

  • Shorter turn time: 2-3 months versus 5-7 months to completion and move-in.
  • Modular homes are assembled in protected environments versus on site where they are subject to wind, rain, snow, etc.
  • Modular homes are subject to statewide building regulations (and a final state inspection), whereas, site-built homes are only subject to local regulations, which can vary from area to area.
  • The modular home construction process produces much less waste. Homes built in factories produce, on average, 1 dumpster of trash/scrap for every 3 houses versus on-site construction which can produce several dumpsters of trash/scrap for 1 house. Also, modular plants are able to buy in bulk (which is another cost savings) so they always have the right construction materials on hand versus taking what you can get for the best price and making it work (for example, taking 9′ studs and cutting them down to 8′), which creates more waste.

Another reason you can save by buying a modular home is that the elevation/floor plan has already been designed and the interior finishes have been selected (although customization is possible); therefore, you’re not hiring an architecture to design a home from scratch. This can be a cost savings of $7K – $20K.
